1. Who these Terms apply to

These Terms apply when you access or use DenZen’s website, application form, waitlist, member community, swap request process, messaging, concierge support, payment flow, volunteer or community programs, or any related services.

DenZen is operated by Rajiv Elakkara Pathayapura, a sole trader, ABN 47 786 804 380. In these Terms, “DenZen”, “we”, “us”, or “our” refers to that operator. “Member”, “you”, or “your” means the person applying to, joining, hosting through, staying through, volunteering with, or otherwise using DenZen.

By applying to or using DenZen, you agree to these Terms, the Member Code of Conduct, the Privacy Policy, and any stay-specific rules, fee disclosures, cancellation terms, damage process, or policies shown to you.

2. What DenZen is

DenZen is a members-only home exchange community launching in Australia. DenZen helps members apply, list eligible homes, share availability, request stays, approve or decline stays, track credits, access coordination support, and participate in trust and community processes.

DenZen does not own, operate, inspect, or control member homes. DenZen is not a hotel, landlord, property manager, insurer, insurance broker, real estate agent, travel agent, charity, emergency service provider, or cleaning company. DenZen may facilitate introductions and help members document an agreed resolution, but it does not provide insurance, a damage-protection programme, or a promise to reimburse loss. Hosts and guests remain responsible for their own conduct, homes, guests, belongings, permissions, insurance, and compliance obligations.

3. Eligibility and membership

To use DenZen, you must:

• Be at least 18 years old.
• Provide accurate, current, and complete information.
• Have the right and authority to apply with and, if accepted, share the home you submit.
• Comply with all applicable laws, leases, strata rules, homeowners’ association rules, building rules, mortgage requirements, insurance requirements, local accommodation rules, council or municipal requirements, tax obligations, and sanctions or export control rules.
• Follow the Member Code of Conduct.

DenZen may approve, decline, waitlist, pause, or remove a member at its discretion, including where DenZen believes the member, home, country, region, conduct, or risk profile is not suitable for the community.

4. Launch markets and waitlist

DenZen is launching with Australian homes and members. We may expand to selected Australian cities or regions over time. An application does not guarantee acceptance, availability, a stay, a particular number of members, or access to any specific home.
